Rebuild Cost Assessment
The importance of building sum assured and reinstatement values has never been more important and yet is often forgotten or misunderstood. Inflation and rising energy costs have pushed material and labour costs considerably higher than allowed for on some policies. This effectively leaves many landlords under insured, which could be catastrophic should a rebuild ever be required.
For example, if a policy allows for a rebuild of £250k but would now actually cost £500k, an insurer would regard the policyholder as being underinsured by 50%, so may only pay out £125k. This would leave the property owner in need of a further £375k to fund the rebuild.
